Our Places Finance team is a lively, interactive team that has a direct impact on the business. There are constant opportunities for growth and development, along with the responsibility to provide Finance solutions that are innovative and support both our internal and external customers. Places FP&A works closely with teams around the world including Places, Corporate Procurement., Corporate FP&A, Tax, and Global Business Solutions.
The Place Finance Financial Analyst will join the Places OPEX Team to support the Place Business, with over 500 office locations in countries around the world, and some of the most interesting facilities in business such as our worldwide headquarters, Apple Park.
Description
- Forecast and analyze various OPEX expenses for Apple offices and data centers.
- Build and maintain a suite of reporting to provide executive leadership with new insights as cost trends, leasing and acquisition activity changes
- Provide in-depth analysis of key cost drivers along with commentary on forecast flux, actuals, and plan
- Partner with the business to understand the pipeline of projects and impact to the P&L and forecast
- Participate in regular meetings with Places leadership to share insights and evaluate trends compared to historical and forecast
- Partner with Global Business Solutions in many areas including property tax analysis, accruals, depreciation, asset write offs, impairments etc.
- Partner with Lease Accounting to determine lease amortization, variable rent, and associated P&L impact of lease renewals and extensions
- Support Apple corporate teams in ad hoc analytical projects, including process and systems improvements
- Contribute to our annual planning process through rigorous analysis and presentations supporting Apple’s ongoing Places strategy
Minimum Qualifications
5+ years of relevant experience in Finance or related field
BS/BA or equivalent in business or related field.
Preferred Qualifications
Demonstrated ability to conduct complex, data driven analysis. Strong knowledge of Excel required, experience with enterprise software systems (e.g SAP), Tableau, and Essbase a plus
Experience with and knowledge of lease accounting and ASC 842 a plus
Strong verbal and written communication skills with the ability to articulate results of analysis in easy to understand business terms
Strong prioritization skills, ability to manage multiple projects simultaneously
Ability to learn quickly and navigate through a large organization
Ability to thrive in a hardworking, collaborative environment
Ability to present and create decks that reflect the changes in the plan / forecast but as well to summarize results of market analysis
CPA a plus.
Pay & Benefits
At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $133,900 and $201,300, and your base pay will depend on your skills, qualifications, experience, and location.
