DESCRIPTION
We are looking for a talented Real Estate Design & Construction Director to join our team working hybrid from our office in Indianapolis, IN.
The Real Estate Design & Construction Director leads and strategically directs Design & Construction team in all aspects of program and project management to include design, budget, scheduling, and construction administration.
In this role, you will make an impact in the following ways:
Lead Global Design & Construction team who oversees major projects (currently defined as projects costing $5 Million or more) such as ground-up new builds, retrofits, and building expansions.
Partner with global Business Unit leaders to understand business requirements and provide viable and affordable solutions in a timely manner and in accordance with the New Business Start-Up Process (NBS).
Partner with Procurement to ensure projects include qualified contractors, leverage contracting best practices, and incorporate best practices for long-lead items and sourcing solutions. Manage third-party project supplier partners, associated spend, and retendering.
Own the NBS content for Global Integrated Services and lead all process improvements. Ensure that the Facility and Security swimlane of NBS projects are staffed with skilled professionals. Staff should be competent in facility design/operation, equipment selection, and the contracting processes.
Collaborate with colleagues in Global Integrated Services to ensure that we optimize our designs for the appropriate amount of space and functional capability. Designs should leverage building materials that meet our sustainability and operating expense targets.
Ensure that facilities are prepared for operation. All assets are identified and commissioned prior to occupancy. All preventive maintenance plans and maintenance contracts are in place. Final construction designs are captured and archived.
Lead a team to reimagine Cummins’ Design Guidelines and Building Standards so that they are fit-for-purpose, affordable, and on-brand.
Maintain an archive of building project plans, development costs, and lessons learned. Use the data to help improve Cummins’ processes and building standards.
Lead global project alignment meetings and Global Design and Construction Quarterly Business Operating Reviews leveraging dashboard and KPIs to ensure transparency and discussion of project deliverables for key metrics such as timing, quality, and cost metrics. Where the delivery of a project is off-track, lead efforts to find a solution.
RESPONSIBILITIES
To be successful in this role you will need the following:
Strong technical skills – Adept in design, engineering, and construction.
Program and project management – Leads a team of program and project managers and can anticipate and proactively resolve any issues that could adversely impact stakeholders and project quality, timing, and budget
Team management – Manage and direct the business outcomes and activities of a multidisciplinary team, which may include program managers, project managers, architects, engineers, technical support staff, and consultants.
Budget Management – Establish, maintain, monitor, and report project budgets, provide cashflow projections, and review invoices to ensure financial compliance and project feasibility.
Risk Management – Ensure processes align to company’s risk management posture and industry best practices. Successfully manage any unforeseen changes in project plans and timelines, including appropriate stakeholder change management, to ensure project continuity.
Compliance – Ensure project managers coordinate design and construction activities with interdepartmental personnel, public groups, and federal, state, and local agencies to ensure progress according to contract plans, specifications, and schedule.
I nspection and Approval – Conduct or oversee on-site inspections through final inspection to ensure compliance with design, structural integrity, and contractual requirements
Balances stakeholder – Anticipates and balances the needs of multiple stakeholders.
Communicates effectively – Develops and delivers executive-level and multi-mode communications that convey a clear understanding of the unique needs of different audiences.
Values differences – Recognizes the value that different perspectives and cultures bring to an organization.
QUALIFICATIONS
Education/Experience
Bachelor’s degree required, preferably in Construction Management or related field. Master’s degree preferred.
Significant experience in design and construction program and project management, including leading internal teams and external partners, budget oversight, and change management.
